A brand new collection of contemporary homes is set to launch in Cambridge later this month as Durkan Homes opens the doors to Lumo, its latest residential development in Eddington as part of the University of Cambridge‘s flagship sustainable neighbourhood in the city’s north-west.
Taking place on Saturday 30 May and Sunday 31 May 2026 from 10am to 5pm, the launch weekend is open for all visitors to explore – whether you are actively searching for a home or simply curious about the development. The event will showcase two new show homes and a marketing suite at Lumo designed for modern, relaxed, and welcoming living in one of Cambridge’s fastest-growing communities. The event will also include refreshments with free children’s arts and crafts activities to allow visitors to navigate through homes at their own pace.
What’s On Offer
Located off Five Acres from Eddington Avenue, Lumo forms part of the wider Eddington development — a major large-scale expansion project led by the University of Cambridge. The homes are set to provide one-, two- and three‑bedroom apartments, many with private terraces, alongside three- and four‑bedroom houses with gardens and, in some cases, garages. It is designed to function as a fully realised neighbourhood offering amenities such as a school, nursery, shops, market square, community centre, sports facilities, and extensive green open spaces.
The sustainability specifications incorporating renewable and low-carbon energy systems, rainwater harvesting and reuse systems, and infrastructure prioritising walking, cycling, and public transport, make Lumo a self-sustaining neighbourhood. Features such as district heating, solar panels, and electric vehicle charging points emphasise sustainability and greener living at the core of this community development project.
Future Expansion Plans for Eddington
The launch of Lumo comes amid a revised masterplan submitted by the University of Cambridge last October to fast-track the future phases of the development, with delivery expected to begin from 2026 onwards. The proposals outline plans for around 3,800 additional homes, new green spaces, active travel routes, and expanded community facilities. The first phase of Eddington — which began construction in 2013 — has already built or is currently under construction of 1,850 homes. Up to 50% of these homes are intended to be affordable housing for University key workers, addressing ongoing housing pressures in the city.
Housing Pressure Across the City
The expansion plays a critical role in Cambridge’s grappling with some of the most acute housing pressures of any city in England. According to data cited by student newspaper Varsity, 27% of property buyers in Cambridge paid above the asking price — compared to 20% in London — while house prices have risen by 10% over the past decade. The article described developments such as Eddington as a “promising start” toward easing housing shortages, particularly for University staff, although challenges surrounding infrastructure and water supply constraints remain ongoing.
As Cambridge continues to expand, developments like Lumo and the wider Eddington masterplan are likely to play a growing role in shaping how the city balances sustainability, affordability, and long-term urban growth.
